Description

In the midst of the magnificent Perigord Noir in the heart of the Dordogne, (35 km from Sarlat and 35 km from Bergerac), a beautiful and painstakingly restored village house with 4 bedrooms, up to 6 bedrooms possible, attractive private terrace and separate veranda.

This village house is in a quiet road set slightly back from the bustling village square and is on two levels with two garages, (one of which is used as a laundry room as the plumbing has already been installed). The large bright and airy rooms are quite delightful with their original stone walls, open fireplaces, attractive mezzanine and four bedrooms to the right wing of the house. (One does, however, tend to get lost in the beginning as the layout is quite unusual and full of character!).

There is a large fitted kitchen on the first floor and a second one on the ground floor which would be ideal for someone requiring separate quarters if need be.

The spacious 40ft veranda overlooks the quaint 'street' side of the house, whilst there is an unusual rock garden and separate terrace to the back of the house overlooking the rooftops of this stunning village.

The village itself is classified by the UNESCO World Heritage List and has recently been classified as a "green zone/rural renovation" which facilitates interesting fiscal advantages. The village is also a stopping point en route to St. Jacques de Compostelle. Its Cistercian Abbey has preserved all its buildings and remains a witness to the spiritual and architectural revolutions that have taken place since the XII century. There are two good restaurants, one of which is highly acclaimed, local post office, paper shop and grocery store. Certain renovation work has just been completed throughout the village where thousands of people gather in its charming square for the weekly market and various 'fêtes'.

Spoil yourself with your own piece of history in purchasing this seriously pretty and authentic home in truly immaculate condition throughout, as the owner has spent 10 years restoring it to its former glory! The house really must be visited as the photographs certainly do not do it justice!

If you are interested in viewing this property we can arrange an Interprète de Liaison to collect you at Charlan, a bed and breakfast close by to this property and they will accompany you and also be on hand for advice and reassurance on all aspects of the sometimes complex French administrative system when purchasing a property in France. Translations from French to English can also be arranged.
