A charming old 2/3 bedroom, fully renovated cottage situated in a quiet cul-de-sac, close to the village centre and it's amenities. The property is in Ouveillan, Languedoc Area 11 region.

The property is extremely old, but put into the present form in 1926 when a great number of houses in the village were improved. The property was purchased by the present owners in 2002 in a sorry state. New external doors and windows were fitted, new partition walls and doors on the first floor. Ceilings were insulated, plaster boarded and plastered. The plumbing and drainage system was entirely replaced, as was the entire electrical system. A "Noirot" electrical central heating system was fitted. It was, of course, decorated throughout.

The house is genuinely cheap to run, with butchers, bakers and supermarkets all within 2 minutes walk. Security is not a problem, which makes it ideal for vacations or for full time living.

Ouveillan is unusual in that it has not suffered from depopulation and is able to support a good array of shops. There are currently two butchers, two bakers, two bars and two excellent small supermarkets. There is a cinema and a pottery, a vibrant rugby club and sports complex and a successful wine cooperative, also an old fashioned hotel/restaurant.

The village is most definitely non "inondable" as it is sited in an elevated position.

It is only some 10 km from the lovely city of Narbonne and the autoroute links south to Spain (75 minutes), north to Bordeaux (3 hours) and east to the Rhone (90 minutes). The beaches are less than 30 minutes, as is the Haut Languedoc National Park, with its magnificent scenery and the Canal du Midi is a couple of miles away.

The place is Nirvana for the wine buff, with all the great wines of the Midi within easy reach.

We are well served by airports, Carcassonne is 45 minutes, Perpignon 1 hour, Toulouse, Nimes and Gerona are all 90 minutes.
