Stunningly beautiful 17th Century stone character house on two levels in a sought after village in the chic Albret area of the Lot-et-Garonne.
The house is situated 5 minutes from the centre of one of the most beautiful towns in the area. Close to the Baïse River and the former home of Henri IV, this "ville fleurie" has become a major tourist attraction over recent years.
If you are interested in viewing this property we can arrange an Interprète de Liaison to collect you at Charlan, a bed and breakfast close by to this property and they will accompany you and also be on hand for advice and reassurance on all aspects of the sometimes complex French administrative system when purchasing a property in France. Translations from French to English can also be arranged.

Accessible via the courtyard with its own well, (perfect for watering the garden) and two wings on either side, the fine double doors open up into a large, elegant and luminous entrance hall with additional arched doors looking onto a small garden, (one of the three areas of land. Plumbing for pool installation is already in place here.) The entrance hall itself has a superb staircase leading up to the left wing on the first floor. There is ample cupboard/storage space on both sides of the hallway and magnificent oak beams which dominate the area from their high ceiling.
To the right hand side of the hall is the huge stone living area (89 m²) which has a large chimney and its own private staircase leading up to the left wing. There is also an attractive bar in the corner and plenty of space for a billiard/snooker table, as was here previously (please ask for photos). The triple French windows overlook the garden on the right hand side of the house which is abound with roses and flowers in the summer. The attractive white oak beams and additional small windows add to the luminosity of this beautiful room. The floor is paved throughout with Terracotta tiles.
The left hand side of the hallway leads down to the left side wing where there is the kitchen, dining room, utility room, outside terrace and separate indoor terrace with its original bread oven and barbecue area, all exquisitely decorated.
The fitted oak kitchen with its wooden beams is bright and colourful and overlooks the terrace/courtyard area where the vineyards act as an umbrella/shade during the summer months. The spacious covered terrace provides additional cooking/kitchen facilities with its large bread/pizza oven. There is also a separate garden and vegetable patch to the left of the house. In the corridor, leading up to the kitchen, is an additional utility area, ideal for storing the fridge and washing machine etc.
The 3 upstairs bedrooms in the right wing are currently the childrens quarters where they have their own separate bathroom and WC. The other two oak beamed bedrooms are in the left wing, one of which is in stone and beautifully decorated and the second one is currently used as an office. There is also a separate tastefully decorated bathroom and WC. All of the bedrooms overlook the courtyard down below. There is ample storage space in the corridor as well as in all the bedrooms.
There is an outside building with a mezzanine which is currently used as a workshop and is in excellent condition.
